Scottsdale Condo Project
A Minneapolis development company is floating plans for another condo project in Scottsdale, at the northeast corner of Camelback and Scottsdale Roads.
The developers are assembling land along the Arizona Canal for 246 condos on 4.45 acres, and additional land for a possible six-story hotel.
The property currently has a mix of old apartments and homes. The condos would average 1,400 square feet and have a market value of nearly $1.04 million each, according to the plan. The developers plan says it will take 12 to 18 months to get necessary Scottsdale city approvals for the project.
One Scottsdale
Well-known Valley developer DMB Associates plans to build up to 1,100 residences and 1.8 million square feet of shops, restaurants, hotels and offices on the northeastern corner of Scottsdale Road and the Loop 101.
The project, called One Scottsdale, sits on 120-acres. Construction of One Scottsdale’s 60-acre commercial core, which sits on the south end of the development and will include for-sale condos above retail and brownstones on tree-lined streets, will begin next year and finish in fall 2009.
Kierland Commons 2
Second phase of Kierland Commons lofts in North Scottsdale goes on sale…
Sales for the second phase of the Plaza Lofts at Kierland Commons started last week with prices ranging from $800,000 to $1.85 million.
The 54-unit phase will start construction in May with completion slated for fall of 2007.
The units will be one and two bedroom plan with 1,100 to 2,800 square feet. Five penthouse units ranging from 3,200 to 3,900 square feet will be offered from $2.8 million to $3.15 million. Woodbine Southwest is the developer.
The first phase of the Plaza Lofts (30 units) sold out prior to the start of construction.
State Trust Land Up For Sale
Another chunk of Arizona state trust land is up for sale just East of North Scottsdale in an area currently known as Rio Verde Foothills (an equestrian neighborhood with wide open spaces and a more laid back lifestyle).
At least four major home builders are interested in developing a 2 square mile area of state trust land north of Fountain Hills.
The 1,312 acres of trust land will be auctioned off in June to the highest bidder. MCO Properties, SunCor Development, Pulte Homes and Toll Brothers Homes have all expressed interest in this land.
Condo Mania
Vanguard City Homes expects to start erecting steel next month on its 4.86-acre Safari Drive condo project east of Scottsdale Fashion Square.
The five-story, 206-unit condo project will breath life into the dormant Safari Hotel site and add another leg of pedestrian development along the Arizona Canal.

More Apartment Conversions
A surge of nearly 3,500 condo conversions in Scottsdale last year has city housing officials worried about maintaining affordable housing options for apartment dwellers.
Scottsdale began tracking conversions in 2005 as owners of 18 apartment complexes sought approval for turning their rental units to condos and selling them for prices, in some cases, of more than $300,000 each.
Silverstone Approved
It has recently been announced that the Scottsdale city council voted unanimously to approve zoning changes for the 160-acre former Rawhide site at Scottsdale and Pinnacle Peak Roads for a new planned community called Silverstone.
The community will include a health care facility, residences, a public library, offices and commercial areas. Silverstone will have 976 housing units and an assisted living facility that will rise 45 feet.
