The Hanover – 230-Apartment Complex Project
The Scottsdale City Council approved a new downtown high-rise apartment building Tuesday that will bring about 230 luxury rental units and shops to a busy intersection.
The Hanover project at the northwest corner of Goldwater Boulevard and Indian School Road will consist of one main building that rises to five stories, or 65 feet in some places, along with a separate one-story commercial building along Fifth Avenue.

Scottsdale Railroad Park Plans Major Upgrades
Scottsdale’s McCormick-Stillman Railroad Park, born not from any historic connection the city has to the railroads but simply from the passions of Guy Stillman, is the envy of other communities, and plans are in the works for major renovations. The 30-acre city-operated park, on the southeast corner of Indian Bend and Scottsdale roads, opened in 1975. About 400,000 people a year come to ride the park’s miniature train.
Fountain Hills Zoning Changes
Fountain Hills OKs zoning changes, an article from The Arizona Republic, reports that the Fountain Hills Town Council voted 6-0 this week in favor of zoning changes that give builders more flexibility in developing a 13-acre lot in downtown Fountain Hills. The changes allow for taller buildings, reduced setbacks, shared parking and residences on the property. In the proposal by Conrad Properties West and Kasnoff Investments, Fountain Hills Town Square would have restaurants, retail, lofts, condos and offices anchored by a large cinema. Councilman Henry Leger said, “There’s been a vision in this town for many years . . . of a vibrant downtown. We need a zoning district that will enable a mixed-use development.”
Fountain Hills Market Report, January 2008
Fountain Hills is a beautifully family town and it definitely shows its appreciation in the early turn-around for single family residences. Usually, January is the slowest month of the year. Houses sales are up and quicker as well. The value per Sq. Ft. is 4.86% higher comparing to December 2007 and +26.15% – comparing to January 2007. Market is definitely getting stronger in Fountain Hills and that’s where it goes.
South Scottsdale Market Report, January 2008
Considering that January is the last declining month in the seasonal sales trend, South Scottsdale’s market is stabilizing. Single family homes’ value is up 5.81% per Sq Ft comparing to the month of December 2007. The overall sales volume is a little bit low, but it was never (historically) high in this particular area. We should see more positive number at the end of February.
North Scottsdale Market Report, January 2008
Considering that January is the last declining month in the seasonal sales trends, North Scottsdale’s market is already on the rise. The sales are up 18% comparing to December 2007 at average reduction in price of 13%.
