Scottsdale Market Conditions, February 2008

Overall the Scottsdale real estate market is still declining, but it shows a stronger seasonal recovery in February than average for this time of the year. February sales volume increase is 7.23% higher than in the last 7 years, and 13.95% higher than in the last 3 years. If the activity will keep raising and showing higher numbers than average, the Scottsdale market should stabilize soon and be closer to a normal market.

Scottsdale Railroad Park Plans Major Upgrades

Scottsdale’s McCormick-Stillman Railroad Park, born not from any historic connection the city has to the railroads but simply from the passions of Guy Stillman, is the envy of other communities, and plans are in the works for major renovations. The 30-acre city-operated park, on the southeast corner of Indian Bend and Scottsdale roads, opened in 1975. About 400,000 people a year come to ride the park’s miniature train.

Scottsdale Centrovida - New Housing Project (former Los Arcos Crossing)

Los Arcos project would have housing, retail, an article from the East Valley Tribune, reports that a proposed project, called Scottsdale Centrovida, is scheduled to bring apartments, town homes, shops, restaurants and a new grocery store to a site next to SkySong.  Developer PDG America is expected to file its rezoning application today with the city for the $150 million project.  The proposal includes building between 405 and 525 apartments in up to five buildings as high as five stories, 70 town homes, and about 150,000 square feet of retail space including a grocery and public spaces.  Project attorney Lynne Lagarde said the rezoning request is necessary to allow residential units and the increased height on the 26-acre site.  No tenants have been announced, but Lagarde said the developer is negotiating with a grocery, sit-down restaurants, a bank and other neighborhood retailers.

Scottsdale named one of nation’s best cities for young people

America’s Promise Alliance, the nation’s largest alliance dedicated to children and youth, in partnership with Capital One, today announced that Scottsdale has been named a winner of its 2008 designation as one of the 100 Best Communities for Young People. This program recognizes 100 outstanding communities across America that are the best places for young people to live and grow up. More than 300 communities in all 50 states applied for the honor this year.

Scottsdale was selected as one of the 100 Best for the third year in a row because of its commitment to ensuring its young people have the fundamental resources to succeed. Collaboration is the cornerstone of the Scottsdale community. This collaboration includes the city’s human services, parks and recreation and libraries divisions, and its police department; the Scottsdale Unified School District; Scottsdale Healthcare; local nonprofit organizations such as the Boys and Girls Club of Scottsdale and Scottsdale Prevention Institute; the Interfaith Network of Scottsdale; and The Arizona Republic newspaper.
