Scottsdale’s Last Ranch??
AzCentral’s Scottsdale Republic reports that Windgate Ranch, the 633-home housing development northeast of 96th Street and Bell Road, is likely the city of Scottsdale’s last major housing development.
Toll Brothers is grading it’s nearly 400-acre site and plans to begin sales by March of 2006 for a gated community with home prices starting in the $900,000 range.
Windgate Ranch is between McDowell Mountain Ranch (to the South) and DC Ranch (to the North), abutting the McDowell Mountain Sonoran Preserve in North Scottsdale. Toll Brothers has agreed to extend the road named Thompson Peak Parkway north into DC Ranch. Amenities for Windgate Ranch include a community center, two swimming pools and pocket parks. Toll Brothers will offer five collections of homes ranging from 2,700 square feet to 6,000 square feet in Windgate Ranch.
No word yet on whether there will be lotteries in Scottsdale as Toll Brothers releases its first wave of new homes, but I would bet on it.

Almost a year later after Robert Toll’s comments. And today, I’ll bet he wishes it was still just a ranch.
I doubt Robert Toll is too worried. Those homes are in one of North Scottsdale’s most desirable locations, between DC Ranch and McDowell Mountain Ranch. The project is coming along quite well as of today, despite all the other homes for sale through-out the valley.
That is incredible they are going forward with the project of that size with so many homes on the market and homes not selling at the rate they were when the project was proposed.
I visited Scottsdale last summer and thought it was a great place to live, but maybe a little hot in the summer. Great community feel though! Love the Grand Canyon too!
